What is the difference between a structural inspection and a building and pest inspection?
A building and pest inspection is a broad condition check by a building inspector. A structural inspection is carried out by a qualified structural engineer and focuses on how the building is performing structurally, including footings, slab, framing, load paths and movement. It results in an engineer-certified report that councils, insurers and VCAT accept.
Do I need a full written report, or is verbal advice enough?
Verbal advice suits buyers who need a fast opinion before auction. You need a written report if the findings will be used for a claim, a dispute, a council submission or a negotiation with a builder or vendor.
How long does the report take?
Reports are delivered within 10–12 business days of the inspection and usually sooner. Tell us upfront if you are working to a contract or court deadline.
Can your reports be used at VCAT or for an insurance claim?
Yes. We prepare formal expert witness reports suitable for VCAT, DBDRV and insurance claims. Let us know at booking that the matter is legal, as the report format and the engineer obligations differ.
